Mortgage Rates: As Good As It Gets?

Home loan borrowing costs ended the week near their most aggressive levels of the year. The chart below illustrates how borrowing costs have behaved with respect to various mortgage note rates. If the line is moving up, the closing costs associated with that note rate are rising, if the line is moving down, the closing costs associated with that note rate are falling. Notice the line has been moving lower since early April. Right now borrowing costs are about as aggressive as they've been in 2011...

GSEs Align Servicing Regs to Streamline Delinquency Resolution

The Federal Housing Finance Agency (FHFA) has directed Freddie Mac and Fannie Mae to establish consistent mortgage loan servicing and delinquency management requirements for the companies servicing the two government sponsored enterprises' (GSEs) delinquent mortgages. The updated framework will establish uniform servicing requirements across the GSEs for servicing companies with which they contract and will establish "monetary incentives for servicers that perform well and penalties for those that...

Neighborhood Stabilization: Tailored Tactics Needed

Federal Reserve Governor Elizabeth A Duke told a Community Affairs Research Conference on Thursday that, while every community across the country has been affected by the financial crisis, the results look different in each. The impact of foreclosed, vacant and abandoned properties that threaten neighborhoods nationwide and the efforts needed to stabilize those neighborhoods are shaped by the circumstances that prevailed in those neighborhoods before the crisis hit. "Neighborhood stabilization efforts...

Mortgage Rates: Best-Execution Budges

Home loan borrowing costs improved enough today to say Best-Execution mortgage rates could be considered "in the process of" a shift lower. This doesn't mean all lenders are willing to quote lower Best Execution mortgage rates, but a few are offering "below current market" deals right now because the primary mortgage market is highly-competitive. This would be the first phase of a broader-based shift lower in Best Execution rates. Encouraging yes. Comforting No. CURRENT MARKET : The "Best Execution...

Homeownership Out of Favor. Rentals in Demand

The U.S Census Bureau has released Residential Vacancies and Homeownership data for the first quarter of 2011. The data is derived from the Housing Vacancy Survey, which is a supplement to the Current Population Survey. The homeowner vacancy rate is the proportion of the homeowner inventory which is vacant and for sale. The rental vacancy rate is the proportion of the rental inventory which is vacant and for rent. A housing unit is vacant if no one is living in it at the time of the interview, unless...

FOMC: Inflation Still Transitory. QEII to End as Planned

Plain and Simple: The Fed acknowledged that inflation has picked up recently but is still expected to be "transitory". Thus rates will be kept low for an "extended period". With a tiny text change from "intends" to "will", the Statement essentially confirmed that QE2 will finish by the end of June . No indication was given that the Fed would discontinue the reinvestment of MBS portfolio prepays though, which maintains the size of their balance sheet ( = dovish). There were no dissenters. That was...
