Why Aren't Mortgage Rates Getting Lower as Fast as Treasuries?

Yet again, Mortgage Rates improved today. But the improvements were fairly minor, just as they have been in general despite a healthier rally in Treasury rates. In some cases BestExecution rates may be lower, but in most cases, the improvements will be seen in the form of lower closing costs for the same rates available yesterday. CBO Evaluates Potential Costs of a Large-Scale Refinancing Program

The non-partisan Congressional Budget Office (CBO) just released a working paper entitled An Evaluation of Large-Scale Mortgage Refinancing Programs in which it analyzed a large-scale program that would relax current income and loan-to-value restrictions for borrowers who wish to refinance mortgages currently held by Fannie Mae, Freddie Mac, or the Federal Housing Administration. Fannie Mae National Housing Survey: Americans Increasingly Glum on Housing, Economy

Fannie Mae's National Housing Survey for August indicates that Americans are growing more pessimistic about the economy, home prices and their own personal finances. More than three-quarters of those responding to the survey said that the economy is on the wrong track, up from 70 percent in July and the highest percentage in over a year. MGIC Writes More MI in August, Delinquencies Down

MGIC announced its monthly operating statistics today for August, showing an increase in mortgage insurance and a decrease in delinquencies . New insurance written in August totalled 227842.3 bln. This is the highest level of the year, although July 2011, January 2011 and August of 2011 all stood at 227842.2 bln.
