Seasonal Factors Lift Home Prices. Temporary Gains?

Home prices in much of the nation increased in May according to the S&P/Case Shiller Home Prices Indices (HPI) released on Tuesday. May was the second straight month when both the 10 and 20-City composite indices increased. When compared to May 2010, however, only one Metropolitan Statistical Area (MSA), Washington DC, reported an annual increase and that was a modest 1.3 percent. On a non-seasonally adjusted basis, the 10-City Composite increased 1.1 percent in May and the 20-City was up 1.0...

Fannie Mae Downgrades Housing Outlook. Again

Fannie Mae's Economic and Mortgage Market Analysis for July describes second quarter economic data received so far as "discouraging," and forecasts growth will likely end up at about the same anemic pace as in the first quarter, an annualized rate of 1.9 percent. While the main culprits responsible for the restrained growth are higher gasoline prices and the supply chain disruptions growing out of the cascading disasters following the Japan earthquake, the tepid housing recovery is another reason...

The Week Ahead: Debt Debate, GDP, Home Prices, Auctions

The debt ceiling debate is expected to be the primary mover of money in the week ahead. There will however be plenty of economic data to digest along the way. We'll hear how the weak June jobs report impacted Consumer Confidence. We'll get an update on home prices and sales. The Federal Reserve's Beige Book will provide an anecdotal summary of economic conditions across the country. Last but not least, a sneak peek at 2nd Quarter GDP numbers will print on Friday morning. And if that wasn't enough...

Lending Opportunity Seen in Home Rehab Biz

Two press releases that came out on Monday may point to a new direction for the residential construction market and perhaps for housing policy. Home builders continue to have little optimism about the new home market according to the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) for July. The index, floating near its bottom for since October 2008, did rise two points to 15 but this only partially recouped the three point drop seen in June. The NAHB HPI is a composite...

Politicians Overlook Role of Housing in Economic Recovery

The Chairman of the Federal Reserve today told Congress in his Semiannual Monetary Policy Review that "Households report that they have little confidence in the durability of the recovery and about their own income prospects. Moreover, the ongoing weakness in home values is holding down household wealth and weighing on consumer sentiment." This is not encouraging news for a rapid recovery in America. Ben Bernanke went on to share what the Fed views as looming threats toward positive progress in the...
