GSE Profitability to Test Conviction of Lawmakers

Yesterday Freddie Mac announced net income of $676 million for the quarter ended March 31, 2011, compared to a net loss of $113 million for the quarter ended December 31, 2010. The company release states Freddie had a positive net worth of 210295.2 billion on March 31, 2011. As a result, no additional funding from Treasury was required for the first quarter of 2011. This was the first profitable quarter for Freddie Mac since being taken over by the government nearly three years ago. Up until now the...

Jobs Data Preview: Bonds Seeking Confirmation

The April Employment Situation Report will be released tomorrow morning. In advance of this high-profile economic event, a wind of fundamental change appears to have swept through financial markets. Bonds have rocked the rally cap in 14 of the last 14 trading sessions and now sit at their best levels since early December. This rates rally played out even as equities continued to trend higher in the process, until recently that is. Yields eventually fell far enough that on Wednesday we alerted you...

MBS Ledge: Shift in Production Coupon Potentially in Progress

Both benchmark rates and production MBS coupon prices have bounced around a large yet well-defined range so far in 2011. There have been moments when it seemed like rates were doomed to breakout in the wrong direction, there have been times when it felt like a sustained rally was in the works. At one end of the spectrum we find the potential for snowball buying as a flattening yield curve forces real money investors to add longer dated debt to better match asset cash flows vs. liability cash flows...

Mortgage Rates: Early Signs of Significant Shift

After spending the first four months of 2011 in a tight range, we may be witnessing the early stages of a significant shift lower in home loan borrowing costs. But these signs are only the beginning of what might evolve into a sustained rally in the bond market. Nothing has been confirmed. Preliminary signs are encouraging, but could very well be a "false start". UPDATED CURRENT MARKET : The "Best Execution" conventional 30-year fixed mortgage rate is 4.875%. If you are looking to move down to 4...

Home Remodeling a Forward Indicator of Housing Bottom?

Builders who specialize in home remodeling are seeing a better market than they have in years according to the National Association of Home Builders' (NAHB) Remodeling Market Index (RMI) released on Friday. The index rose to 46.5 in the first quarter of the year from 41.5 in the fourth quarter of 2010. The current RMI is the highest the index has been since the fourth quarter of 2006. The RMI is based on builders' perceptions of current remodeling activity and on indicators of future activity such...

Affordable Housing Units Needed for Low Income Renters

Almost every American is a renter at some point in his life but today both economic conditions and demographic forces are increasing rental demand , reversing trends that have prevailed from the mid-1990s.
