Mortgage Rates Lower Overall This Week, But Higher Today

After improving yesterday, Mortgages Rates moved higher today , falling roughly in line with mid-week offerings depending on the lender . The weakness was abrupt, arriving late in the day, but was not scarcely enough to affect the current Best-Execution 30yr Fixed Conventional Rate of 4.0%. That means the weakness was seen in the form of slightly higher closing costs. Buydowns to 3.875% remain too steep to make sense for most borrowers, and would need to get closer to the buydown that currently exists...

Foreclosures Down in 61 Major Markets

There was a host of encouraging news in the National Foreclosure Report for February released by CoreLogic this morning. Foreclosures, the foreclosure inventory, and the pipeline clearing ratio all posted improving numbers. At the same time the numbers of lender owned properties (REOs) and serious delinquencies were up compared to January figures. Investment Home Sales Surged 64.5 Percent in 2011

Sales of investment homes surged by what the National Association of Realtors® (NAR) called " an extraordinary 64.5 percen t" in 2011, soaring from 749,000 the previous year to 1.23 million. NAR said these sales coupled with the sales of vacation homes brought the market share of non-primary residence properties to the highest level since 2005. Mortgage Rates Move Sideways Again! Potential Volatility Ahead

Mortgages Rates broke a sideways streak to move lower yesterday, but are right back to their 'sideways ways' today! This keeps the Conventional 30yr Fixed Best-Execution Rate at 4.0%, although 3.875% quotes are viable, even if they don't necessarily constitute the most efficient combination of closing costs and payment for most scenarios.
